...Ensure a smooth property purchase experience You've found the perfect property but, how to go about making it yours with the least amount of stress? Carmen calls it following the Basic 8 which we have outlined below. These Basic 8 points can make the transaction easier for you!

  1. When making an offer be prepared. Talk to a lender. It is extremely important to use a local lender. They know the market and trust me, it is much easier to obtain a mortgage locally then with an out of state lender.
  2. Have a letter from a lender/banking institution indicating either a) a pre-qualification letter if you plan to obtain a mortgage or b) proof of funds when paying cash.
  3. Get the names of three home inspectors and termite companies. Interview each one and pick the professional you feel the most comfortable with, don't allow price to be the deciding factor.
  4. If at all possible, attend the home inspection. The inspector can point out details that will be important to you, the buyer.
  5. Ask your Realtor to see if the seller has an elevation certificate and a survey (both of which you must have when obtaining a mortgage). If the seller has these items you may be able to save quite a bit of money.
  6. Don't forget to check on the insurance rates for the property and if it's located in a flood zone, insurance will be an ongoing expense so it is smart to know the costs upfront.
  7. In the same vein as insurance. Check out the property taxes and how they will change once you have purchased the property. Are you going to Homestead it? Make sure you do it before March.
  8. Ask your Realtor for approximate closing costs so you know your bottom line.
