Selling your home is a daunting experience even for people who have done it before.
What we suggest to our sellers is to get in their car, drive around the block and then park in front of their home as if they were interested in possibly purchasing it. Does the house have curb appeal? If not, why. To perk up the front of the house, if needed pressure washing gives it that clean fresh look--if it needs painting do it...maybe the trim needs a touchup, this is money well spent. Is the landscaping appealing and tidy? Could it use some updating? Perhaps some areca palms for that tropical feel and how about adding a splash of colorful inpatients or begonias to liven up the front?
Walk to the front door (hopefully freshly painted in good repair with gleaming hardware).
See if the walkway is clear without any stumble possibilities.
When you open the door does the house SMELL inviting? Spraying a neutral air freshener will do the trick or perhaps a plug in or two. Very important. Some buyers will not enter a home if they find the odors offensive. We have found that a buyer can tell in the first few minutes of viewing a property whether they are interested in it or not. Animal , smoke, cooking or stale smells will drive a buyer away.
Look around the house... is it cluttered? If so remove or reposition some of the furniture. Please remove and store some of your lovely personal items (especially family photographs) so that the potential buyer can imagine their precious goodies in the house. Fresh dish clothes in the kitchen and new towels,and shower curtains in the bath are not expensive but boy they can make it rooms look newer and also show the buyer that you care. The backyard should be clear of toys, etc. and landscaped neatly.
One of the most important things to remember if you decide to put your house on the market is that it is no longer your home. It is a business, your family business. We realize this may be difficult but if you have decided to move on you must try to take the emotion out of the equation in order to have a successful experience and sale.
