Once you decide to put your home on the market you must treat it as your BUSINESS and take the emotion out of it.
The three most important words for today's home seller DECLUTTER, DECLUTTER, DECLUTTER! Potential buyer's need to envision their family and their furniture in the home and it's difficult if there are too many distractions.

Freshen the home inside and out. Use neutral paint colors. Clean carpets. Complete the "Honey-Do" list. Don't forget to address any odors such as pets, food or smoke. You may be used to them but odors can turn off a potential buyer.
Make sure the house has good curb appeal. This includes live vibrant plants and well maintained landscaping.

MOST importantly, listen to your realtor on the listing price. The first three weeks are crucial as this is when potential buyers sitting on the sidelines come out to see the new listings that meet their criteria. If the house is listed too high they will pass over it. The property will sit on the market and the listing becomes stale. No seller wants to "chase the market down" so a realistic list price is the key.
